Replacement cost coverage renters insurance (RCV) pays what it costs to buy your items new today; actual cash value (ACV) pays the same items minus depreciation. On a renters policy that one valuation clause decides most of what a contents claim is worth, and carriers quote both forms through the same licensed agents.

How replacement cost coverage works
- Check the valuation clause first. The declarations page names personal property valuation as replacement cost or actual cash value. If it does not say replacement cost, depreciation comes out of every contents payout.
- Price the upgrade against your contents number. RCV runs modestly more than ACV for the same contents limit because the carrier gives up the depreciation deduction. An agent can quote both forms side by side against the same inventory.
- Know how the claim pays out. Most RCV policies pay actual cash value up front and release the recoverable depreciation once you replace the items and file receipts, usually within a stated window in the policy.
What it covers, and what it does not
Replacement cost applies to the personal property section of an HO-4 policy; special limits for categories such as jewelry, electronics or collectibles still cap what any valuation method pays, and scheduled items carry their own terms. Flood and earthquake remain separate policies almost everywhere. The policy documents control; nothing here is advice or a quote.

- For most renters the depreciation deduction on electronics, furniture and clothing exceeds the modest premium difference after a single meaningful claim. An agent can show both quotes so the trade-off is a number, not a guess.
- How do insurers calculate actual cash value?
- Replacement price minus depreciation for the item's age and condition. A five-year-old sofa or laptop pays out at a fraction of what replacing it costs; replacement cost coverage removes that deduction.
- Do I have to replace the items to get the full payout?
- Typically yes. RCV policies commonly pay the actual cash value first and reimburse the recoverable depreciation once replacement receipts are filed within the policy's window.
